Wind Mitigation
If you have not had a Wind Mitigation Inspection done at your home, you are most likely paying too much for your homeowners insurance policy. Before getting a Wind Mitigation Inspection, the average homeowner is overpaying by 22%. This is just the average, many could save much more than that. As stated in Florida Statute 626.0629, insurance companies are required to offer Florida homeowners "discounts, credits, or other rate differentials..." for construction techniques that reduce damage and loss in windstorms. These include roof shape, gable bracing when applicable, impact resistant windows or shutters, roof to wall straps or clips (hurricane clips), secondary water barrier and proper nailing of roof deck. If your insurance company cannot verify, you cannot save. Insurance companies will provide discounts, however a certified OIR-B1-1802 form must be filled out by a licensed professional. |

4- Point Inspections
Why is it needed? An insurance company can require a 4-Point Inspection be done in order to obtain new insurance coverage. This inspection gives the company a clearer picture of what condition the property is currently in. The 4-point inspection is most often required on older homes (usually 25 years old or more) where the categories inspected could be in poor condition. These four categories are the most likely to cause an insurance claim. The inspector will visibly inspect and document with pictures four of the most important systems in your home. Along with photos of the categories listed below, the inspector will also submit photos of the exterior of the home.

Manufactured Home Inspections
Mobile/manufactured homes are built in a factory and transported to a property site. They are not the same as conventional structures and are regulated by a different agency, as well as having different building standards. While quality control is high at the factory where these homes are built, quality control is not always consistent at the site where these homes are assembled. Different contractors hired to assemble these homes are sometimes doing several jobs at the same time, and this can leave room for error. Because of this, it is very important to hire a certified mobile/manufactured home inspector that has been trained to inspect these unique homes. |
Pre-Listing Inspections
Pre-Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner. |
